German Commercial Investment Market
The rapid improvement in the economic climate in Germany coupled with the investor confidence and the sustained attractiveness of the German investment market generated an investment turnover of €19.1 billion (+83% year-on-year) for commercial properties in 2010. In the final quarter of 2010 alone the total investment volume was €6.8 billion, the most impressive result for ten quarters.
The retail investment market was dominated by falling yields in 2010. Net initial yields reduced significantly, particularly in the case of large-scale retail properties, i.e. shopping centres and retail parks. Compared to last year, prime yields for shopping centres in prime locations and retail parks fell by 50 basis points to 5.25% and 6.25% respectively.
